Job summary

Responsibilities include handling work orders, making-ready vacant units, inspecting contractor work, maintaining inventory, and supporting budgeting and safety programs. On-site role with comprehensive benefits.

Qualifications

• High school diploma or GED or related experience and training.
• Experience in property maintenance or related trade.
• Own hand tools unless prohibited by state law; safe tool use and maintenance.
• Ability to apply logical thinking to diagnose and fix problems.
• Strong customer service and interpersonal communication with residents and colleagues.
• Ability to read, write, and communicate effectively for policy understanding.
• Proficiency with basic software, records and property management systems preferred.
• Mathematical skills for basic financial and administrative tasks.

Responsibilities

• Respond to service requests and diagnose maintenance issues, performing repairs per policy and safety standards.
• Oversee make-ready process for vacant units, schedule vendors, and ensure timely turnover.
• Set and maintain standards for cleanliness and appearance across grounds, buildings and common areas.
• Inspect work by team members and contractors to ensure quality and compliance.
• Maintain inventory of spare parts and plan purchases within budget.
• Perform monthly preventive maintenance as outlined in policy manuals.
• Assist in budgeting for repairs and capital projects.
• Support cost-control by repairing rather than replacing where feasible.
• Lead safety trainings and keep MSDS and OSHA compliance up to date.
• Provide courteous resident support and address complaints with urgency.
