Essex Property Trust, Inc. in San Diego is seeking an experienced Maintenance Supervisor to lead a team of technicians, oversee repairs, and implement preventive maintenance across property systems.

You will train staff, prioritize work orders, and ensure compliance with safety regulations. The role requires strong communication with residents and internal teams, an ability to manage budgets, and coordination with vendors for quotes and contracts.

Qualifications

• High school diploma or GED or equivalent.
• 3-5+ years in property maintenance/management or related field.
• HVAC and/or CPO license preferred.
• Valid driver’s license for onsite operations.
• Knowledge of electrical, plumbing and appliance repair.

Responsibilities

• Supervise and direct a team of maintenance technicians, assigning tasks and ensuring high-quality work.
• Provide on-the-job training for maintenance staff.
• Perform and oversee repairs on property systems and equipment.
• Respond to and prioritize residents’ work orders for timely resolution.
• Implement a preventive maintenance program for HVAC, plumbing, electrical, etc.
• Conduct regular property inspections for safety and maintenance needs.
• Ensure compliance with OSHA and building codes.
• Manage budget for repairs and maintenance.
• Maintain inventory and coordinate with vendors for quotes and contracts.
• Collaborate with stakeholders and contractors for larger projects.
• Be available for after-hours emergencies and urgent repairs.
• Maintain accurate maintenance records and provide updates to property management.
