Essex Property Trust is seeking a Maintenance Supervisor to oversee all maintenance operations at a Los Angeles community. You will supervise a team, train staff, perform repairs, manage work orders, and implement preventive maintenance to keep systems like HVAC, plumbing, and electrical in top condition.

You will also manage the maintenance budget, coordinate with vendors, and ensure compliance with safety regulations and building codes.

Qualifications

• High school diploma or GED required.
• 3–5+ years in property management or related experience.
• HVAC and/or CPO license preferred.
• Valid driver’s license required for on-site operations.
• Proficient in electrical, plumbing, and appliance repair.
• Knowledge of environmental hazards (asbestos, lead, mold, radon).
• Ability to use a personal smart device for property apps.
• Microsoft Office and property management software experience.
• Fluent in reading, writing, and speaking English; strong organizational skills; supervises 2+ associates.

Responsibilities

• Supervise a team of maintenance technicians and assign tasks.
• Provide on-the-job training for maintenance staff.
• Perform and oversee repairs on property systems and equipment.
• Respond to and prioritize resident work orders.
• Implement and manage a preventive maintenance schedule.
• Conduct regular property inspections for safety and upkeep.
• Ensure compliance with safety regulations and building codes.
• Manage maintenance budget and vendor contracts.
• Coordinate with stakeholders and contractors for large projects.
• Be on-call for after-hours emergencies.
• Maintain accurate records of maintenance activities and provide updates to management.
