Job summary

Greystar is seeking a Maintenance Technician to oversee and perform technical and mechanical work ensuring the community meets Greystar standards for cleanliness, safety and functionality. Based at a 320-unit garden property, you will handle work orders, make-ready duties, and regular upkeep across grounds and buildings.

You will inspect contractor work, manage inventories, and participate in budgeting while ensuring cost-effective and compliant operations.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Incumbents must provide own hand tools and be skilled in safe use of hand tools, power tools, and measuring devices.

Responsibilities

• Diagnose and repair issues in community buildings, grounds, amenities, and common areas.
• Oversee and complete make-ready process for vacant apartments, including inspections and vendor coordination.
• Develop standards for cleanliness and appearance reflecting Greystar quality.
• Periodically inspect work by team members and contractors for quality and compliance.
• Maintain inventory of maintenance materials and stay within budgetary guidelines.
• Perform monthly preventative maintenance procedures as outlined in policy manuals.
• Assist Community Manager in budgeting for repairs and capital projects.
• Contribute to cost-control by prioritizing repairs over replacements where possible.
• Lead safety meetings and ensure MSDS and OSHA compliance.
• Provide courteous customer service to residents and respond to maintenance requests with urgency.
