Job summary

ZRS Management, LLC is seeking a Maintenance Supervisor to oversee the upkeep of Idaho properties, ensuring timely service, safety, and resident satisfaction. You will supervise maintenance staff, schedule turns, perform light electrical and plumbing tasks, and coordinate with vendors to uphold quality and budgets.

Responsibilities include on-call support, preventive maintenance programs, asset records, and compliance with EPA and Fair Housing laws.

Qualifications

• Must have an HVAC certification or be able to obtain one within 90 days if required at a property.
• Valid driver’s license with acceptable driving record and proof of automobile insurance.
• Maintenance experience in plumbing, electrical, HVAC and appliances.

Responsibilities

• Respond to service calls promptly per policy.
• On-call service as determined by Property Manager.
• Schedule apartment turns and turn vacants in 3–5 business days.
• Perform light electrical, plumbing, carpentry and masonry repairs.
• Maintain common areas: sweeping, mopping, vacuuming, trash, windows, and pressure washing.
• Maintain pools and/or jacuzzis.
• Train maintenance staff and assist in vendor selection.
• Keep accurate records of key property information (water/sewer meters, etc.).
• Develop and implement a preventive maintenance program with weekly inspections.
• Inspect and approve work of outside contractors and ensure insurance requirements.
• Lead in maintaining aesthetic appeal and assist in budget adherence.
• Walk move-outs with PM to determine repair costs and time; video tape with charges.
• Review Detailed Outstanding Service Request Report daily with PM.
• Maintain required logbooks and comply with EPA and Fair Housing regulations.
• Order maintenance supplies and implement Area Assignment Program.
