Job summary

Cornerstone Residential is seeking a hands-on Maintenance Supervisor to lead our maintenance team across properties in the Cottonwood area. You will supervise staff, schedule repairs, and ensure all buildings, grounds and amenities meet safety and quality standards.

The role requires 2+ years residential maintenance and 2-3 years supervisory experience, HVAC certification, and a valid driver’s license. You’ll work Monday–Friday 7am–4pm, with on-call duties after hours and weekends as needed, and

Qualifications

• Minimum 2 years’ general residential maintenance experience.
• Minimum 2-3 years' supervisory experience.
• HVAC certification required.
• Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
• Certifications/licenses as required by local, state, or other regulations.
• LIHTC knowledge or experience is a plus.
• Must have reliable transportation, valid driver’s license, and good communication skills.

Responsibilities

• Supervise and schedule maintenance activities for the property and maintenance staff.
• Supervise maintenance staff and communicate assignments and major tasks.
• Complete and evaluate daily/weekly work orders.
• Monitor permits for pool, elevator, etc., and ensure safety.
• Assist the property manager with supervising outside contractors.
• Ensure equipment is operated safely and within compliance.
• Create on-call schedules for after-hours, weekends, and holidays.
• Inspect vacant units during make-ready.
• Coordinate, schedule and respond to service requests.
• Establish priorities for service requests and assign tasks.
• Repair/replace appliances, plumbing, HVAC, electrical systems as needed.
• Manage maintenance budgets and order supplies.
• Assist budget process and approve major expenses.
• Lead and develop a cohesive maintenance team.
• Provide safety training and report incidents promptly.
