Job summary

ZRS Management LLC is seeking a Maintenance Supervisor in Austin, TX to manage all aspects of property maintenance and staff. The role focuses on prompt service, preventive maintenance, and efficient turns of vacant units while coordinating with the Property Manager on budget and vendor selection.

Responsibilities include overseeing repairs, maintaining common areas and pools, training staff, and ensuring EPA compliance and safety standards. On-call and weekend availability are expected.

Qualifications

• Must have maintenance experience with plumbing, electrical, HVAC and appliance knowledge.
• Excellent time management and organizational skills.
• Strong communication with residents and ability to work in a team.
• On-call hours and weekends as determined by Property Manager.
• Willing to travel for training.

Responsibilities

• Prompt and efficient service calls in accordance with the service policy.
• Schedule apartment turns and turn vacant units in three to five business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas including sweeping, mopping, vacuuming, trashing, windows and pressure washing.
• Maintain pools and/or Jacuzzis; keep maintenance shops organized and safe.
• Train other maintenance employees and oversee vendor selection.
• Keep accurate records (keys, water/sewer meters, etc.) and EPA compliance.
• Develop and follow Preventive Maintenance Program with weekly inspections.
• Review move-outs with the Property Manager to determine repair costs and timelines.
