Job summary

ZRS Management LLC is seeking a Maintenance Supervisor in Dallas to oversee property maintenance, coordinate apartment turns, and lead maintenance staff. You will ensure prompt, quality service and maintain safety standards across plumbing, electrical, HVAC, and appliances while managing vendors and budgets.

Responsibilities include preventive maintenance planning, inspections, and performance of light repairs. On-call hours and travel for training may be required.

Qualifications

• Must have valid driver's license with acceptable driving record and proof of automobile insurance.
• EPA certification is preferred; if required at a specific property, certification must be obtained within 90 days of start date.
• Maintenance experience and knowledge in plumbing, electrical, HVAC, and appliances.
• Strong time management and attention to detail.
• Ability to communicate clearly with residents and work cooperatively in a team.
• Willing to work on-call hours, weekends, and travel for training.

Responsibilities

• Provide prompt, efficient maintenance service per policy; respond to service requests.
• On-call service as determined by Property Manager.
• Schedule apartment turns and turn vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry, and masonry repairs.
• Maintain common areas: cleaning, sweeping, mopping, vacuuming, trash, windows, pressure washing.
• Maintain pools/jacuzzi(s) and maintenance shops in safe, organized condition.
• Train other maintenance staff and assist in vendor selection.
• Keep accurate key property information (meters, shut-offs, etc.) and maintain preventive maintenance program.
• Inspect and approve work of outside contractors; ensure proper insurance before hiring.
• Walk move-outs with Property Manager to determine repair costs; video-tape move-outs with charges/damages.
• Review Detailed Outstanding Service Request Report daily with Property Manager; maintain logbooks and EPA compliance.
• Assist in maintaining budget and provide support across multiple properties as needed.
