Responsibilities include supervising 3+ maintenance personnel, coordinating with the Senior Property Manager, and handling emergencies while maintaining high resident satisfaction and adherence to fair housing standards.

Qualifications

• 3-5 years maintenance experience in HVAC repair and preventive maintenance, supervision and turnover preparation.
• Ability to oversee and perform maintenance repairs independently and professionally.
• Supervisory experience with 3+ maintenance personnel; licenses/certifications preferred.
• Strong organizational, time management, scheduling, and delegation skills.
• Leadership and personnel development; CFC Type 2 may be required.

Responsibilities

• Maintain professional, cooperative and service-oriented attitude with residents, prioritizing service order requests.
• Respond promptly to emergencies and service calls.
• Communicate hazards or unsafe conditions to supervisor.
• Inform supervisor of residents or guests responsible for damage.
• Promote fair housing standards and equal opportunity.
• Ensure timely and accurate completion of service orders.
• Monitor maintenance supply inventory and place orders as needed.
• Service and maintain community equipment to ensure uninterrupted use.
• Perform preventive maintenance on HVACR systems and related equipment.
• Complete inspection forms with boiler readings and water heater temps.
• Assist in inspections during turnover and safety checks.
• Supervise contracted service companies and maintenance staff.
• Be available for 24-hour emergency maintenance as needed.
