Job summary

Vidalta Residential is seeking a Maintenance Supervisor to lead all on-site maintenance operations for our apartment community. You will manage the maintenance team, oversee vendor relationships, control budgets, and ensure safety and quality during turnover to make units ready for new residents.

You will implement preventive maintenance across systems, conduct regular inspections, and coordinate with the Facilities team to optimize performance and curb appeal.

Qualifications

• Minimum of 5–8 years of experience in property maintenance with 1–2 years in a supervisory role.
• EPA Section 608 Certification (Type II or Universal) is required for HVAC refrigerant handling.
• Experience coordinating with vendors and managing maintenance budgets is preferred.
• Familiarity with property management software (Yardi/RealPage/Entrata) is a plus.
• Strong organizational, communication, and safety compliance skills are essential.

Responsibilities

• Oversee on-site maintenance team and vendor relationships to ensure safe, efficient operations.
• Manage make-ready turnover processes to bring vacant units to standard quickly.
• Develop and execute preventative maintenance programs for mechanical, electrical, plumbing, and HVAC systems.
• Monitor maintenance budgets and ensure cost-effective purchasing and labor utilization.
• Enforce OSHA/EPA compliance and safety protocols; lead on-call emergency maintenance.
