Job summary

Avanti Residential is seeking a Service Manager to lead maintenance across the community with a focus on safety, efficiency, and resident satisfaction. You will manage a maintenance team, oversee a preventative program, and ensure units are ready for move-ins.

The role includes after-hours on-call responsibilities and budget coordination with the Community Manager. The ideal candidate has 3+ years in property maintenance, supervisory experience, and relevant certifications, plus strong

Qualifications

• High School Diploma or GED required.
• 3+ years of property management maintenance experience.
• 1+ years of supervisory experience.
• EPA Type II or Universal Certification required.
• CAMT certification preferred.
• CPO certification required where applicable.
• Valid driver’s license and up-to-date vehicle insurance.
• Wonderlic assessment may be required after resume screening.

Responsibilities

• Manage maintenance staff by setting directions, priorities, and schedules daily.
• Maintain, build, schedule, and complete a preventative maintenance program that minimizes emergency repairs and services with a minimum weekly overview.
• Ensure apartment units are ready for new move-ins by conducting inspection and quality control.
• Ensure maintenance work orders are completed in a timely manner and to the highest standards of efficiency and safety procedures.
• Responsible for 24-hour emergency maintenance with on-call responsibilities and scheduling.
• Ensure prompt repairs are done in times of emergency failures.
• Demonstrates strong customer service skills and maintains clear, professional communication with residents, vendors and team members.
