Job summary

ZRS Management is seeking a Maintenance Supervisor to uphold our service standards and support resident retention through professional, reliable maintenance.

You will oversee all property upkeep, schedule unit turns within 3–5 business days, perform light repairs, manage vendors, track logs, and participate in preventive maintenance programs. This on-site role requires EPA certification preferred and on-call hours.

Qualifications

• Must have valid driver's license with an acceptable driving record and proof of automobile insurance.
• EPA certification preferred. If required at a specific property, certification must be obtained within 90 days of the employment start date.
• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Ability to lift heavy objects and work on-call hours as determined by the Property Manager.

Responsibilities

• Provide prompt and efficient service calls per policy.
• Assist in scheduling apartment turns and turn vacant units within 3–5 business days.
• Perform light electrical, plumbing, carpentry and masonry repairs.
• Maintain common areas, pools, and equipment in a clean, safe, and organized manner.
• Train maintenance staff and assist in vendor selection.
• Maintain accurate property logs (water shut-offs, meters, etc.).
• Develop and participate in a preventive maintenance program; conduct weekly light inspections.
• Inspect and approve outside contractor work; ensure proper insurance before hiring.
• Lead efforts to maintain aesthetic appeal and assist with the maintenance budget.
• Walk move-outs with the Property Manager to assess repairs; video tape where applicable.
• Review Detailed Outstanding Service Request Reports with the Property Manager daily.
• Maintain all required logbooks and comply with EPA and Fair Housing requirements.
