Job summary

ZRS Management is seeking a Maintenance Supervisor in Florida to lead maintenance operations across properties. You will supervise maintenance staff, perform essential repairs, and ensure safety and EPA compliance while supporting the Property Manager with budgeting and inspections.

Ideal candidates have hands-on maintenance skills (plumbing, electrical, HVAC) and strong communication. This is a full-time on-site role with opportunities to influence property upkeep and resident satisfaction.

Qualifications

• Must have valid driver's license and proof of automobile insurance.
• HVAC certification preferred; if required, must be obtained within 90 days.
• Maintenance experience in plumbing, electrical, HVAC and appliances is expected.

Responsibilities

• Respond to service calls promptly per policy and schedule apartment turns within 3–5 days.
• Perform light electrical, plumbing, carpentry, masonry and basic repairs.
• Maintain common areas, pools, and maintenance shops in safe, organized condition.
• Train maintenance staff and assist in vendor selection and budgeting.
• Keep detailed records (water shut-offs, meters, permits) and conduct weekly inspections.
• Oversee outside contractors and ensure insurance requirements are met.
• Lead preventive maintenance program and assist in cost assessments for moves.
• Walk move-outs with Property Manager to assess repair costs and timeline.
