Job summary

Hawthorne Residential Partners seeks a Maintenance Supervisor to lead a maintenance team across apartment communities, overseeing daily work, vendor supervision, and capital projects to ensure timely, safe, and high-quality service.

With 3+ years in apartment maintenance or skilled trades, you will drive preventive maintenance, manage make‑ready units, and mentor staff while upholding OSHA standards and company values.

Qualifications

• Education: High School or GED equivalent.
• Experience: Minimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical.
• Licenses & Certifications: Valid Driver's License, EPA certification, CPO certification preferred.

Responsibilities

• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
• Foster a team culture rooted in excellence, integrity, and the Live It values of kindness, connection, and service.
• Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.
• Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution.
• Proactively identify and resolve service needs throughout the community.
• Maintain and execute quarterly preventative maintenance programs to protect the physical asset.
• Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands on repair and oversight.
• Oversee unit turn scheduling and execution, ensuring homes are move‑in ready and meet Hawthorne quality standards.
• Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in.
• Implement and maintain a preventative maintenance plan for all buildings and equipment.
• Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained.
• Support curb appeal and a welcoming environment through daily attention to community appearance.
• Conduct on‑call emergency service rotation as scheduled.
• Respond to service requests in a timely, thorough, and professional manner.
• Follow safety guidelines in accordance with OSHA and company policy and standards.
