Job summary

Hawthorne Residential Partners is seeking a Maintenance Supervisor to lead the maintenance team, manage schedules, budgets, and vendor partners across apartment communities. You will oversee make‑ready units, preventive maintenance, and ensure compliance with safety standards, communicating clearly with residents and leadership.

The role emphasizes hands‑on leadership, reliability, and strong problem‑solving skills to uphold Hawthorne quality standards and a welcoming environment for residents.

Qualifications

• High School or GED equivalent.
• Minimum of 3 years’ experience in apartment maintenance or a skilled trade (HVAC, plumbing, electrical). Prior supervisory or lead technician experience preferred.
• Valid Driver's License
• EPA certification
• CPO Certification highly preferred

Responsibilities

• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
• Foster a team culture rooted in excellence, integrity, and company values.
• Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.
• Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution.
• Proactively identify and resolve service needs throughout the community.
• Maintain and execute quarterly preventative maintenance programs to protect the asset.
• Oversee unit turn scheduling and execution, ensuring homes are move‑in ready.
• Implement and maintain a preventative maintenance plan for all buildings and equipment.
• Conduct on‑call emergency service rotation as scheduled.
