Job summary

Hawthorne Residential Partners seeks a Maintenance Supervisor to lead a maintenance team across apartment communities. You will monitor budgets, manage inventory, schedule work orders, and ensure move-in readiness while upholding safety and quality standards.

This hands-on role rewards leadership, vendor management, and repairs, with opportunities to train staff, oversee capital projects, and contribute to a welcoming, well-maintained living environment.

Qualifications

• High school diploma or GED required.
• Minimum of 3 years' experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical.
• Prior supervisory or lead technician experience strongly preferred.
• Valid Driver's License
• EPA certification
• CPO Certification preferred (highly)

Responsibilities

• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
• Foster a team culture rooted in excellence, integrity, and company values.
• Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.
• Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution.
• Proactively identify and resolve service needs throughout the community.
• Maintain and execute quarterly preventative maintenance programs to protect the asset.
• Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair.
• Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards.
• Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in.
• Implement and maintain a preventative maintenance plan for all buildings and equipment.
• Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained.
• Support curb appeal and welcoming environment through daily attention to community appearance.
• Conduct on-call emergency service rotation as scheduled.
• Respond to service requests in a timely, thorough, and professional manner; follow OSHA and company safety guidelines.
