Job summary

Hawthorne Residential Partners is seeking a motivated Maintenance Supervisor to lead a maintenance team within our apartment communities. You’ll oversee daily work, ensure safety and quality, and drive timely responses to service requests to uphold our standards.

You’ll manage budgets, coordinate with vendors, and supervise preventative maintenance programs, with on-site presence Monday–Friday and an on-call rotation for emergencies.

Qualifications

• High School diploma or GED required.
• Minimum of 3 years' experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical.
• Prior supervisory or lead technician experience strongly preferred.
• EPA certification and valid driver’s license preferred.

Responsibilities

• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
• Foster a team culture rooted in excellence and service.
• Supervise vendor partners, ensuring timely and safe work to company standards.
• Manage capital improvement projects, including bids, scheduling, and oversight.
• Proactively identify and resolve service needs throughout the community.
• Maintain and execute quarterly preventative maintenance programs to protect the asset.
• Oversee unit turn scheduling and execution to ensure move-in readiness.
