Job summary

Harbor Group Management maintains and operates multifamily communities with a focus on safety, cleanliness, and resident satisfaction. The Maintenance Supervisor leads a hands-on team to oversee upkeep, repairs, and make-ready tasks across the property.

This role emphasizes coordinating with vendors, managing preventative maintenance, and ensuring quality workmanship while providing strong customer service to residents and timely responses to service requests.

Qualifications

Three+ years in multifamily property maintenance with turnover experience.
One+ year of supervisory or team leadership experience.
General maintenance skills across plumbing, electrical, carpentry, drywall, painting, or appliance repair.
EPA Universal or HVAC certification as required by property.
Proficient in diagnosing maintenance issues and implementing fixes.
Strong organizational and communication abilities for fast-paced work.
Detail-oriented, problem-solver, able to work independently or in a team.
MS Office and PM software proficiency; maintenance ticketing experience essential.
Customer-service oriented with professional resident/vendor interaction.
On-call availability including evenings/weekends; valid driver's license.

Responsibilities

Supervise, train, and guide the maintenance team to complete tasks on time.
Diagnose and repair plumbing, HVAC, electrical, carpentry, and appliance issues.
Respond to resident service requests and close work orders per standards.
Oversee make-ready process: pre-move-out checks, punch lists, vendor scheduling, quality checks.
Maintain clean, safe, and visually appealing common areas and grounds.
Schedule in-house and third-party maintenance work; supervise vendors.
Perform monthly preventative maintenance per policy.
Maintain organized inventory and manage materials within budget.
Ensure safety protocols, keep MSDS current, and comply with OSHA.
Inspect staff work for quality and compliance with specs.
Provide excellent customer service addressing resident concerns promptly.
Identify cost-saving opportunities and avoid unnecessary replacements.
