Job summary

Hawthorne Residential Partners is seeking a Maintenance Supervisor to lead a hands-on maintenance team. You will manage daily work, ensure quality, safety, and compliance while driving capital projects and organizing preventative maintenance across the community.

This role emphasizes leadership, vendor coordination, and making ready units to the Hawthorne standard. A driver’s license, EPA and ideally CPO certifications are preferred; on-call rotation may be required.

Qualifications

• High School or GED equivalent.
• Minimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical.
• Valid Driver’s License.
• EPA certification.
• CPO Certification* highly preferred.

Responsibilities

• Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability.
• Foster a team culture rooted in excellence, integrity, and the Live It values of kindness, connection, and service.
• Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.
• Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution.
• Proactively identify and resolve service needs throughout the community.
• Maintain and execute quarterly preventative maintenance programs to protect the physical asset.
• Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight.
• Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards.
• Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in.
• Implement and maintain a preventative maintenance plan for all buildings and equipment.
