Qualifications

Responsibilities

• Diagnose and repair appliances, carpentry, hardware, masonry, painting, basic electrical, plumbing and HVAC.
• Complete service requests and repairs per procedures.
• Prepare vacant apartments for occupancy and market readiness.
• Ensure annual inspections and housing authority readiness.
• Assist in leading preventive maintenance and safety inspections.
• Maintain grounds and curb appeal, snow removal and trash management.
• Be on-call for emergencies according to a pre-determined schedule.

About the Opportunity

WinnCompanies is searching for an Assistant Maintenance Supervisor to join our team at Preserve North Residences, a 284-unit affordable apartment community located in Peabody, MA.

In this role, you will oversee the maintenance operations of the property, supervise maintenance staff at the property, perform maintenance functions, and ensure that the physical condition of the property satisfies ownership and management objectives.

The pay range for this role is $28.00-$33.50 per hour. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM with on-call duty required being on-call for 1 week and off 3 weeks.

Responsibilities:

• Diagnose, problem solve and make repairs in such areas as, but not limited to, appliances, carpentry, hardware accessories, masonry, painting, and basic electrical, plumbing and HVAC.


• Complete assigned service requests and repairs consistent with company operating procedures.


• Ensure vacant apartments are prepared for occupancy and market ready in accordance to company standards.


• Ensure apartments are inspected annually and ready for the housing authority initial and annual inspections.


• Assist Maintenance Supervisor in leading and assisting the completion of the preventive maintenance program, building and safety inspections and annual unit inspections.


• Maintain grounds and curb appeal through snow removal, landscaping and trash management activities.


• Be available for on call activity during off hours and emergencies based on a pre-determined schedule and need.

Requirements:

• High School diploma or GED.


• 3-5 years of work experience.


• A current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.


• General knowledge of electrical, plumbing, appliances, HVAC (Heating, Ventilation, and Air Conditioning).


• Experience with computer systems, particularly Microsoft Office.


• Excellent customer service skills.


• Possess good communication and interpersonal skills.


• Available to respond to weather, environmental or emergency maintenance calls after normal working hours.


• Ability to work with a diverse group of people and personalities.

Preferred Qualifications:

• Vocational or Technical training.


• Certificate for Apartment Maintenance Technicians (CAMT).


• Previous experience with property management software such as RealPage, Yardi, etc.
