Greystar, a leading real estate platform, seeks a maintenance technician to service inside and external building areas, grounds, and common areas to meet Greystar standards for cleanliness, safety, and functionality.

Responsibilities include handling work orders, making-ready vacant units, maintaining inventory, and assisting in budgeting. The role requires technical skills, EPA HVAC certification, and a valid driver's license.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools and be knowledgeable in safe use of tools.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication.
• Ability to read, write, and communicate effectively.
• Proficiency in internet, word processing, spreadsheet, and database programs; PMS experience preferred.
• Mathematical skills for administrative and financial documents.
• EPA Type I and II or Universal certifications for HVAC work.
• Valid driver’s license to operate golf cart on property if applicable.

Responsabilités

• Diagnose and repair defects from resident service requests according to policies and safety standards.
• Oversee make-ready process for vacant homes, inspections, punch lists, and vendor coordination.
• Develop standards for cleanliness and appearance of grounds, exteriors, interiors, and common areas.
• Periodically inspect work by team members to ensure policy and procedure compliance.
• Inspect contractors and vendors to verify quality and scope.
• Maintain inventory of spare parts and coordinate supplies with Community Manager.
• Perform monthly preventative maintenance per Policy and Procedure Manual.
• Assist Community Manager in budgeting for repairs and capital projects.
• Support cost-cutting by repairing rather than replacing where feasible.
• Lead safety meetings and ensure OSHA/MSDS compliance; stay updated on safety laws.
• Provide excellent customer service, addressing resident questions and concerns with urgency.
