Position Overview

We are seeking a hands-on, team-oriented Maintenance Supervisor to lead daily maintenance operations across our property portfolio in Louisville, KY.

This role balances technical execution with leadership. You will work side-by-side with Maintenance Technicians and apprentices, prioritizing work orders and unit turns, diagnosing complex repairs, managing vendors, and ensuring preventive maintenance and safety standards are met.

Core Responsibilities

Team Leadership & Mentorship

• Provide daily technical guidance, coaching, and support to technicians and apprentices.

• Prioritize and assign work orders and unit turns based on urgency, skill level, and schedule deadlines.

• Set high standards for workmanship, safety, productivity, and resident service.

• Assist with hiring, onboarding, training, and performance development.

Hands-On Maintenance & Work Orders

• Complete complex, high-value, or unresolved maintenance work orders daily.

• Evaluate issues onsite before engaging outside contractors to determine if repairs can be completed internally.

• Diagnose and repair residential HVAC, plumbing, electrical, appliance, drywall, carpentry, and flooring systems.

• Inspect completed work orders to ensure accuracy, safety, and proper documentation.

Unit Turns & Vendor Coordination

• Perform pre-turn move-out inspections with the Property Manager to establish scopes of work.

• Coordinate timelines, material ordering, vendor staging, and make-ready repairs (painting, drywall, plumbing, HVAC, electrical, flooring).

• Conduct final quality-assurance inspections on turned units prior to resident move-in.

• Manage vendor relationships, obtain estimates, and monitor contractor quality and responsiveness.

Preventive Maintenance & Safety

• Develop and execute practical preventive maintenance schedules for assigned properties.

• Inspect grounds, common areas, and building systems to identify deferred maintenance or hazards.

• Maintain clean, organized, secure, and fully stocked maintenance shops and supply inventories.

• Enforce safety procedures, correct usage of personal protective equipment (PPE), and proper chemical/tool storage.

• Participate in rotating after-hours, weekend, and holiday emergency on-call coverage.

Qualifications

Required:

• Experience: Hands-on experience completing residential/multifamily work orders, unit turns, preventive maintenance, and emergency repairs.

• Technical Skills: Strong, demonstrated HVAC troubleshooting and repair experience.

• Licensing & Transportation: Valid driver’s license and reliable transportation for travel between local properties.

• Availability: Ability to participate in a rotating on-call emergency response schedule.

• Education: High school diploma or equivalent.

Preferred:

• 5+ years of experience in multifamily, residential, or facilities maintenance.

• Prior experience as a Maintenance Supervisor, Lead Technician, or team lead.

• Technical certifications in HVAC (EPA Universal preferred), plumbing, electrical systems, or building maintenance.

• Experience coordinating outside vendors and evaluating contractor bids.

Physical Demands & Working Conditions

• Position works both indoors and outdoors across residential properties, common areas, basements, and exteriors in varying weather conditions.

• Physical requirements include frequent standing, walking, bending, stooping, climbing stairs, reaching, and gripping.

• Ability to occasionally lift/move up to 50 lbs independently (and heavier items with assistance or equipment).
