Job summary

Brookside Properties is seeking a Maintenance Supervisor for The Harrison in Louisville, KY. Lead day-to-day maintenance at our multifamily community, focusing on HVAC expertise, safety, and resident service.

Ideal candidate has at least 2 years of multifamily maintenance experience, EPA certification, and the ability to work outdoors and handle after-hours calls. We offer competitive pay, bonuses, holidays, PTO, and advancement opportunities.

Qualifications

• High school diploma or GED.
• Minimum 2 years of multifamily maintenance experience.
• Strong HVAC experience.
• EPA Certification (Type II or Universal) required.
• Proficiency in electrical, plumbing, HVAC, carpentry, and general building systems.
• Ability to participate in an after-hours/on-call rotation.
• Basic hand tools and reliable transportation.
• Strong communication skills with residents, team members, and vendors.
• Ability to work outdoors and walk the property regularly in all weather conditions.

Responsibilities

• Oversee maintenance operations for buildings, grounds, and amenities.
• Ensure compliance with safety standards, OSHA, EPA, and Fair Housing regulations.
• Complete service requests and unit turns in a timely and efficient manner.
• Respond promptly to maintenance issues, including after-hours emergencies.
• Assist with hiring, training, and supervising maintenance and grounds staff.
• Schedule and oversee work performed by vendors and contractors.
• Maintain inventory levels and assist with budget adherence.
• Deliver excellent customer service to residents and team members.
