Job summary

Thrive in Louisville is seeking a Senior Residential Maintenance Technician to serve as the chief technical expert and field supervisor for our Louisville apartment communities. You will lead complex repairs, mentor technicians, and oversee unit turnovers to keep communities safe, welcoming, and fully functional.

If you are an experienced tradesperson or senior technician who loves solving tough repair problems, taking care of residents, and showing newer technicians the ropes, this position is for you. We are hiring a Senior Residential Maintenance Technician to serve as the chief technical expert and field supervisor for our Louisville apartment communities. In this role, you will be the go-to expert for complex repairs, lead unit turnaround efforts, and keep our communities safe, welcoming, and fully functional.

Primary Duties

Master Repairs & Mentorship

As the lead field expert, you will tackle challenging HVAC, electrical, plumbing, appliance, drywall, and carpentry repairs. You will work side-by-side with technicians and apprentices, teaching trade skills and building a supportive team culture while completing daily service requests with high workmanship and timely follow-up.

Unit Turnover & Field Oversight

You will conduct move-out inspections with the Property Manager to create clear repair scopes. You will take a hands-on approach to unit turns—handling painting, drywall patching, mechanical repairs, and fixture installs—to ensure fast turnaround times. You will review all completed units to guarantee high standards before welcoming new residents home.

Vendor Support & Field Safety

You will evaluate broken systems on-site to determine if repairs can be completed in-house before hiring outside contractors. You will monitor third-party contractors working on site to ensure jobs are done correctly and safely, maintain clean and secure work areas, enforce correct usage of safety gear and power tools, and share rotating on-call duties for after-hours maintenance emergencies.

Qualifications & Competencies

Skilled Technician & Natural Teacher

We require a strong hands-on background in residential maintenance with proven, expert HVAC diagnostic skills. Candidates must possess a passion for mentoring apprentices and sharing trade knowledge in a clear, supportive way.

Service Mindset & Problem Solving

You should bring a respectful, empathetic, and professional approach to every interaction with residents and teammates. Strong self-starting capabilities are necessary to prioritize tasks across properties, solve problems on the fly, and take ownership of results.

Basic Requirements & Physical Demands

A high school diploma or equivalent, a valid driver's license, reliable transportation, and the physical stamina required for full-day active maintenance work (lifting up to 50 lbs, climbing, stooping, and outdoor work) are all required for this position.
