Job summary

Realty Operations Group is seeking a Maintenance Supervisor to oversee day-to-day maintenance operations for residential properties. You will lead the on-site maintenance team, manage vendors, plan unit turns, and ensure safety and compliance with codes and standards.

Ideal candidates have 5+ years in property maintenance, including 2+ years in supervision, with strong knowledge of HVAC, plumbing, electrical and overall facility management.

Qualifications

• Minimum 5 years of property maintenance experience with at least 2 years in a supervisory role.
• Strong knowledge of building systems (HVAC, plumbing, electrical, mechanical).
• Proven leadership, vendor management, and budgeting skills.

Responsibilities

• Assign, track, and ensure timely completion of all work orders within service level targets.
• Schedule and oversee extermination services and pest control.
• Plan, schedule, and execute unit turns to meet target completion times and budget.
• Source, schedule, and manage third-party contractors and service providers.
• Monitor vendor performance for timeliness and quality.
• Prepare and process purchase orders with accurate coding and approvals.
• Maintain inventory levels and minimize waste.
• Oversee operation and maintenance of HVAC, plumbing, electrical, and life safety systems.
• Maintain high property standards for cleanliness and repairs.
• Ensure compliance with building codes and safety regulations.
• Lead, train, and evaluate on-site maintenance staff.

We are seeking a Maintenance Supervisor to join our Residential Property Operations Team. The Maintenance Supervisor is responsible for overseeing all day-to-day maintenance operations of the property, ensuring that service requests, apartment turns, capital projects, and preventive maintenance tasks are completed on time, within budget, and to company quality standards. This position leads the on-site maintenance team, manages vendors, and ensures compliance with safety regulations, building codes, and company policies. The Maintenance Supervisor plays a critical role in maintaining resident satisfaction, protecting asset value, and delivering operational efficiency.

Essential Job Function / Responsibilities

• Implement preventive pest control measures and maintain detailed service records.
• Plan, schedule, and execute unit turns to meet or exceed target completion times and budget.
• Source, schedule, and manage third-party contractors and service providers.
• Monitor vendor performance for timeliness, quality, and adherence to contractual agreements.
• Prepare and process purchase orders, ensuring accuracy of coding and approval compliance.
• Maintain adequate inventory levels while minimizing excess stock and waste.
• Oversee the operation and maintenance of all building systems, including HVAC, plumbing, electrical, and life safety equipment.
• Maintain high property standards for cleanliness, repairs, and aesthetic appeal.
• Ensure compliance with all building codes, safety regulations, and company standards.
• Lead, train, and hold accountable the on-site maintenance team providing coaching, performance evaluations, and progressive discipline as needed.

Requirements

• Minimum 5 years of experience in property maintenance experience, including at least 2 years in a supervisory role.

Skills

• Strong knowledge of building systems (HVAC, plumbing, electrical, mechanical).

• Ability to work in a fast-paced environment with multiple priorities.
• HVAC certification, EPA and other relevant licenses preferred.

Physical Requirements

• Ability to lift up to 50 lbs. and perform physical maintenance tasks.
• Ability to work in varying environmental conditions (heat, cold, outdoors).
• Availability for on-call rotation and emergency response as needed.
