Currently, we are hiring an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family residential community. Responsibilities
- Plan, schedule, and supervise maintenance staff in daily activities including maintenance, installation, repairs, service requests, turnovers, and groundskeeping.
- Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety practices.
- Conduct regular safety inspections, correct unsafe practices, and train staff on safety procedures and chemical handling.
- Lead safety and departmental meetings, participate in community events, and coordinate with vendors and contractors for maintenance and repairs.
- Manage departmental budget, ensuring projects and schedules stay within financial guidelines.
- Prepare project specifications, solicit bids, and oversee quality and cost compliance of vendor work.
- Purchase maintenance supplies efficiently, maintain inventory, and ensure proper stock levels.
- Assign and complete service requests promptly, ensuring timely and quality completion of make-readies and other projects.
- Maintain and update service requests using Yardi Mobile until completion.
- Troubleshoot and train staff on trades-related issues (e.g., electrical, plumbing, HVAC, fire alarms, locks).
- Ensure all safety policies are followed, and OSHA regulations are complied with, maintaining a safe work environment.
Qualifications
- Minimum of 5 years of maintenance experience, property management experience preferred.
- Proven leadership and supervision skills for large teams.
- Strong knowledge of trades such as electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
- HVAC and EPA certifications are preferred.
- Effective communication skills with management, vendors, residents, and team members.
- Proficiency with small tools, electrical work, and basic machinery repair.
- Basic computer skills, including mobile device and PC operation.
- A valid license may be required.
- Availability for on-call, emergency, and off-hours work; ability to lift up to 50 lbs.
