Currently, we are hiring an experienced Maintenance Supervisor to oversee maintenance operations at a multi-family residential community. Responsibilities

1. Plan, schedule, and supervise maintenance staff in daily activities including maintenance, installation, repairs, service requests, turnovers, and groundskeeping.
2. Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety practices.
3. Conduct regular safety inspections, correct unsafe practices, and train staff on safety procedures and chemical handling.
4. Lead safety and departmental meetings, participate in community events, and coordinate with vendors and contractors for maintenance and repairs.
5. Manage departmental budget, ensuring projects and schedules stay within financial guidelines.
6. Prepare project specifications, solicit bids, and oversee quality and cost compliance of vendor work.
7. Purchase maintenance supplies efficiently, maintain inventory, and ensure proper stock levels.
8. Assign and complete service requests promptly, ensuring timely and quality completion of make-readies and other projects.
9. Maintain and update service requests using Yardi Mobile until completion.
10. Troubleshoot and train staff on trades-related issues (e.g., electrical, plumbing, HVAC, fire alarms, locks).
11. Ensure all safety policies are followed, and OSHA regulations are complied with, maintaining a safe work environment.

Qualifications

1. Minimum of 5 years of maintenance experience, property management experience preferred.
2. Proven leadership and supervision skills for large teams.
3. Strong knowledge of trades such as electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
4. HVAC and EPA certifications are preferred.
5. Effective communication skills with management, vendors, residents, and team members.
6. Proficiency with small tools, electrical work, and basic machinery repair.
7. Basic computer skills, including mobile device and PC operation.
8. A valid license may be required.
9. Availability for on-call, emergency, and off-hours work; ability to lift up to 50 lbs.
