Responsibilities

1. Plan, schedule, and supervise the maintenance staff in their daily activities including maintenance, installation, repairs, service requests, turns, and groundskeeping.
2. Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety practices.
3. Conduct regular safety inspections, correct unsafe practices, and train staff in safe handling of chemicals, supplies, and equipment.
4. Lead safety and department meetings, participate in regional meetings and community events.
5. Coordinate with vendors and contractors for installation, maintenance, and repairs.
6. Maintain departmental budget, ensuring projects and schedules stay within financial guidelines.
7. Prepare specifications for major projects, negotiate bids, and inspect vendor work for quality and compliance.
8. Order maintenance supplies efficiently and maintain inventory.
9. Ensure service requests are assigned and completed timely, and projects like make-readies are completed per standards.
10. Utilize Yardi Mobile to update and close service requests.
11. Troubleshoot and train staff on trades such as electrical, plumbing, HVAC, and more.
12. Adhere to safety policies, OSHA regulations, and legal requirements.

Qualifications

1. Minimum 5 years’ maintenance experience, property management experience preferred.
2. Proven leadership skills for supervising large teams.
3. Strong knowledge in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
4. HVAC and EPA certifications preferred.
5. Effective communication skills with management, vendors, and residents.
6. Skills in operating small tools and machinery.
7. Basic computer skills, including mobile device and PC operation.
8. Valid license may be required.
9. Availability for on-call, emergency, and off-hours work.
10. Ability to lift up to 50 lbs.
