Job Description

Job Title: Maintenance Supervisor

Employment Type: Full-time

FLSA Status: Non-exempt

Schedule: Monday – Friday from 8:00am – 4:30pm. This position will be part of the region-based rotating on-call schedule for after-hour emergencies.

Location: Timberlee Apartments (85 units) 5131 SW 38th Place, Portland, OR 97221

Reports to: Property Manager

Compensation Package:
  • Competitive starting hourly pay rate of $30.00
  • Monthly phone allowance of $50.00

Administrative Responsibilities:
  • Comply with all Fair Housing and Equal Housing Opportunities requirements
  • Comply with appropriate state landlord/tenant statutes
  • Comply with OSHA safety regulations
  • Attend training and development seminars
  • Communicate daily with the Property Manager and perform tasks as requested
Asset Preservation:
  • Ensure the building complies with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
  • Perform regular inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
  • Ensure preventative repairs are conducted regularly
  • Ensure recalled appliances are promptly replaced
New Preparation:
  • Complete apartment turnovers within three days of vacancy
  • Communicate with Property Manager on turnover schedule
  • Minimize apartment turnover time by conducting pre- and post-move-out inspections
General Maintenance:
  • Sustain inventory of tools, supplies, and materials
  • Organize and maintain an orderly maintenance shop and storage areas
  • Be on-call for after-hour emergencies on a rotating schedule and respond immediately
  • Perform repairs involving electrical, plumbing, appliances, or general carpentry
  • Maintain pools/spas (if applicable)
  • Inspect vendor work to ensure high standards
  • Perform janitorial services for the building interior and exterior, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting
Experience:
  • Complete work orders within 24 hours to community satisfaction
  • Maintain high standards of community cleanliness and curb appeal
  • Paint interior and exterior surfaces as needed
  • Interact professionally and courteously with community members
Requirements:
  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 2+ years of experience in multi-family maintenance
  • Own hand tools
  • Knowledge of maintenance functions including groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical and plumbing, pool maintenance (if applicable), HVAC, vendor bidding, and inventory ordering
  • Teamwork, good hygiene, ethical behavior, excellent customer service and communication skills, multi-tasking, conflict resolution, cost/benefit analysis, and professional growth ambition
Work Environment:
  • Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage, which may require climbing stairs, scaffolds, ladders, and maneuvering walkways
  • Approximately 10% in an office environment using a computer or tablet and phone
  • Frequent lifting, pushing, carrying, or pulling of 20-50 pounds
  • Frequent kneeling, crouching, bending, and reaching
  • Weekend work may be required
