Job summary

Flaherty & Collins Properties is seeking a Maintenance Supervisor for Lakes of Georgetown in Indianapolis. You will lead the property's maintenance team, oversee preventative maintenance, repairs and inspections, and ensure all systems—HVAC, plumbing and electrical—run safely and efficiently.

The role requires HVAC/EPA certification preferred, 3+ years in maintenance (supervisory a plus), hands-on skills, and the ability to manage vendors, on-call shifts, and after-hours emergencies.

Qualifications

  • HVAC/EPA certification preferred; residential maintenance experience required.
  • 3+ years in maintenance operations; supervisory experience desirable.
  • Hands-on experience with HVAC, plumbing, electrical systems, and general repairs.
  • Familiar with maintenance/property management software.
  • Willingness to respond after-hours and weekends as needed.

Responsibilities

  • Lead and manage the property's maintenance team to ensure timely, high-quality service.
  • Oversee maintenance operations, including preventive maintenance, repairs, and inspections.
  • Ensure all systems (HVAC, plumbing, electrical) operate safely and efficiently.
  • Coordinate with the Property Manager to prioritize requests and projects.
  • Manage vendor relationships and oversee contracted work to ensure quality and timeliness.
  • Maintain inventory of tools, supplies, and equipment.
  • Ensure safety compliance and promote a culture of safety.
  • Respond to emergency maintenance situations to protect residents and property.
  • Train, mentor, and develop the maintenance team.
  • Prepare apartment homes for incoming residents and assist with snow/ice removal.
  • Participate in on-call rotation; weekend work as needed.

What You'll Do:
  • Lead and manage the property’s maintenance team to ensure timely and high-quality service.
  • Oversee all maintenance operations, including preventative maintenance, repairs, and property inspections.
  • Ensure all systems (HVAC, plumbing, electrical, etc.) are operating efficiently and safely.
  • Coordinate with the Property Manager to prioritize and address maintenance requests and projects.
  • Manage vendor relationships and oversee contracted work to ensure quality and timeliness.
  • Maintain inventory of tools, supplies, and equipment needed for maintenance tasks.
  • Ensure compliance with safety standards and regulations, promoting a culture of safety among your team.
  • Respond promptly to emergency maintenance situations to protect residents and property.
  • Train, mentor, and develop your team to achieve their full potential.
  • Ensure apartment homes are made ready for upcoming new residents.
  • Perform snow and ice removal.
  • Participate in an on-call rotation to respond to after-hours maintenance emergencies. Weekend work is required as needed.
  • Physical tasks are required, along with other duties as assigned.
What Makes You a Great Fit:
  • You’re certified in HVAC/EPA and other relevant fields.
  • You have 3 or more years of proven experience in maintenance operations, preferably in multifamily housing. Prior experience in a supervisory or leadership role is highly desirable.
  • You have hands-on experience in maintenance, with expertise in HVAC, plumbing, electrical systems, and general repairs.
  • You’re a natural leader who can inspire and guide a team to deliver their best work.
  • You’re highly organized, able to juggle multiple priorities while staying focused on the big picture.
  • You’re a problem-solver who thrives on finding practical solutions to challenges.
  • You take pride in delivering excellent service and creating spaces residents are proud to call home.
  • You’re familiar with maintenance/property management software and comfortable using technology to streamline processes.
  • You’re flexible and ready to respond after-hours or weekend emergencies as needed.
