Job summary

Flaherty & Collins Properties is seeking a Maintenance Supervisor in Whitestown, IN to lead a maintenance team and oversee all building systems. The role emphasizes preventive maintenance, timely repairs, and ensuring safe, efficient operation of HVAC, plumbing, and electrical systems.

You will coordinate with the Property Manager, manage vendors, and mentor staff to deliver high-quality service while ensuring units are ready for new residents. Weekend on-call rotation may be required.

Qualifications

• Certified HVAC/EPA technician and related fields.
• 3+ years in maintenance operations, preferably multifamily housing.
• Hands-on maintenance experience in HVAC, plumbing, electrical, and general repairs.
• Demonstrated leadership or supervisory capabilities.
• Well-organized with strong prioritization skills.
• Familiarity with maintenance/property management software.
• Willingness for after-hours and weekend coverage.

Responsibilities

Maintenance Supervisor

What You'll Do

• Lead and manage the property’s maintenance team to ensure timely and high-quality service.
• Oversee all maintenance operations, including preventative maintenance, repairs, and property inspections.
• Ensure all systems (HVAC, plumbing, electrical, etc.) are operating efficiently and safely.
• Coordinate with the Property Manager to prioritize and address maintenance requests and projects.
• Manage vendor relationships and oversee contracted work to ensure quality and timeliness.
• Maintain inventory of tools, supplies, and equipment needed for maintenance tasks.
• Ensure compliance with safety standards and regulations, promoting a culture of safety among your team.
• Respond promptly to emergency maintenance situations to protect residents and property.
• Train, mentor, and develop your team to achieve their full potential.
• Ensure apartment homes are made ready for upcoming new residents.
• Perform snow and ice removal.
• Participate in an on-call rotation to respond to after-hours maintenance emergencies. Weekend work is required as needed.

Physical tasks are required, along with other duties as assigned.

• Certified in HVAC/EPA and other relevant fields.
• 3 or more years of proven experience in maintenance operations, preferably in multifamily housing. Prior supervisory or leadership experience is highly desirable.
