Maintenance Supervisor

Job Location: 306 Riverfront, Kokomo, IN

Position Type: Full Time

Salary Range: $28.00 Hourly

Job Shift: Day

Responsibilities

• Lead and manage the property’s maintenance team to ensure timely and high-quality service.
• Oversee all maintenance operations, including preventative maintenance, repairs, and property inspections.
• Ensure all systems (HVAC, plumbing, electrical, etc.) are operating efficiently and safely.
• Coordinate with the Property Manager to prioritize and address maintenance requests and projects.
• Manage vendor relationships and oversee contracted work to ensure quality and timeliness.
• Maintain inventory of tools, supplies, and equipment needed for maintenance tasks.
• Ensure compliance with safety standards and regulations, promoting a culture of safety among the team.
• Respond promptly to emergency maintenance situations to protect residents and property.
• Train, mentor, and develop the team to achieve their full potential.
• Ensure apartment homes are made ready for upcoming new residents.
• Perform snow and ice removal.
• Participate in an on‑call rotation to respond to after‑hours maintenance emergencies; weekend work is required as needed.
• Perform physical tasks and other duties as assigned.

Qualifications

• EPA and CPO certifications are highly preferred.
• Certified in HVAC and related fields.
• Three or more years of proven experience in maintenance operations, preferably in multifamily housing; supervisory or leadership experience is highly desirable.
• Hands‑on experience in HVAC, plumbing, electrical systems, and general repairs.
• Natural leader who can inspire and guide a team to deliver their best work.
• Highly organized, capable of juggling multiple priorities while staying focused on the big picture.
• Strong problem‑solving skills with a focus on practical solutions.
• Dedication to delivering excellent service and creating resident‑pride spaces.
• Familiarity with maintenance/property management software and comfort using technology to streamline processes.
• Flexibility to respond to after‑hours or weekend emergencies as needed.
