Willow Bridge is currently hiring for an experienced Maintenance Supervisor to oversee the management of maintenance operations for a multi-family residential community. Responsibilities

1. Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
2. Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.
3. Conduct regular safety inspections of the property, correct any unsafe practices or situations and train all maintenance staff in the correct handling of chemicals, supplies and equipment.
4. Participate in various department or regional meetings and community events, lead safety and department meetings with staff members.
5. Coordinate with vendors and contractors for installation, maintenance, and repair work.
6. Maintain budget for the department; ensure all projects and scheduling fall within budgetary guidelines.
7. Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.
8. Purchase / order maintenance supplies, materials and appliances in an efficient and cost-effective manner. Ensure inventory is appropriately stocked and maintained.
9. Ensure Service Requests are appropriately assigned and completed by the team within the required time frame.
10. Ensure Make-readies and other maintenance projects are completed accurately and timely according to WBPC’s quality standards.
11. Maintain and update all assigned service requests using Yardi Mobile until assignment is completed and closed.
12. Ability to troubleshoot and train maintenance staff on various trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for assessing item functioning and recommending repair or replacement.
13. Conduct regular safety inspections, correct any unsafe practices, and ensure staff training on safety practices including chemical handling.
14. Adhere to all safety policies, OSHA regulations, and applicable laws regarding health, safety, or environment.
15. Complete service requests, make-readies, and projects accurately and on time according to quality standards.

Qualifications

1. Minimum of 5 years’ related maintenance experience; property management experience preferred.
2. Proven ability to supervise and lead a large team.
3. Advanced understanding and experience in trades such as electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
4. Certifications in HVAC and EPA are preferred.
5. Effective communication skills for interaction with management, vendors, residents, and team members.
6. Skills in operating small hand and electrical tools, basic electrical, carpentry, painting, and machinery repair.
7. Basic computer skills (mobile device, PC).
8. A valid license may be required.
9. Availability for on-call, emergency work, and off-hours as needed.
10. Ability to lift up to 50 lbs.
