Job Description

Position Summary

Supervises, coordinates, and performs activities related to the general maintenance of a multi-unit residential property of higher complexity. Responsibilities include repairing and maintaining machinery and mechanical equipment, interior maintenance, plumbing, carpentry, and housekeeping.

Essential Job Functions

1. Supervises maintenance staff, recommends new hires, disciplines, and contributes to performance appraisals. Responsible for training, coaching, and communication.
2. Repairs and maintains mechanical equipment, including HVAC systems. Diagnoses issues, disassembles units, cleans, lubricates, repairs, and replaces parts.
3. Performs carpentry duties such as installing doors, repairing drywall, and painting.
4. Handles electrical duties such as inspecting wiring, replacing switches, lamps, and ballasts.
5. Performs plumbing duties like unclogging sinks, repairing faucets, pipes, and fountains.
6. Coordinates with contractors and vendors, creates specifications, secures bids, and negotiates services.

Qualifications

• High School diploma / GED required.
• 3-4 years of experience in commercial or multi-unit property maintenance required. 5-7 years can offset educational requirements.

Compensation

Hourly rate: $24.81 - $34.73, commensurate with experience.
