You’ll troubleshoot HVAC, plumbing, electrical systems, appliances, and general maintenance; manage preventive maintenance and apartment turns; keep records, coordinate vendors, and participate in on-call rotations to keep the community running smoothly.

Qualifications

• EPA certification required; CPO certification preferred.
• Experience leading a maintenance team in multifamily housing.

Location: Davenport, FL

A resident’s air conditioning needs attention. An apartment needs to be ready for move-in. Your team has a full schedule, and an unexpected repair changes the plan.

You know how to assess the situation, set priorities, and get to work. But you also know that strong maintenance leadership means getting ahead of problems—not just responding when something breaks.

At RISE Florence Villa, we’re looking for a Maintenance Supervisor who brings technical skill, clear communication, and a hands‑on approach to leading the team. Someone who takes ownership of the community, helps others improve, and follows through until the work is done right.

What You’ll Be Doing

• Lead from the front. Assign daily work, set clear expectations, train team members, and work alongside your team to deliver timely, quality service.
• Put your technical skills to work. Troubleshoot and complete repairs involving HVAC, plumbing, electrical systems, appliances, carpentry, and general building maintenance.
• Stay ahead of repairs. Manage preventive maintenance schedules, inspect the property and equipment, and address recurring issues before they become bigger problems.
• Keep apartment turns on track. Coordinate make-ready schedules, inspect completed work, and ensure homes are ready for new residents on time.
• Own the details. Monitor work orders, maintain accurate service records, manage parts and supplies, and keep tools, equipment, and maintenance areas organized.
• Coordinate vendors and control costs. Schedule outside services, verify the quality of completed work, and partner with the Property Manager on purchasing, expenses, and maintenance priorities.
• Keep safety and service at the center. Reinforce safe work practices, address hazards, communicate professionally with residents, and participate in the on‑call rotation for after‑hours emergencies.

What We’re Looking For

• Multifamily maintenance experience, with previous responsibility for leading a team or coordinating maintenance operations.
• Strong troubleshooting skills across HVAC, plumbing, electrical, appliances, and general repairs.
• EPA certification required; CPO certification preferred.
• Experience with preventive maintenance, apartment turns, inventory management, and electronic work order systems.
• The ability to prioritize competing needs, communicate expectations, and hold yourself and your team accountable.
• Availability to participate in an on‑call rotation and respond to after‑hours emergencies.
