Job summary

RISE Florence Villa in Davenport, FL is seeking a Maintenance Supervisor to lead a maintenance team and oversee daily operations. The role involves directing tasks, ensuring timely, quality service, and maintaining a safe, well‑functioning community.

You will troubleshoot HVAC, plumbing, electrical systems, appliances, and carpentry, while managing preventive maintenance and apartment turns. Strong leadership and communication are essential.

Qualifications

• Multifamily maintenance experience, with previous responsibility for leading a team or coordinating maintenance operations.
• Strong troubleshooting skills across HVAC, plumbing, electrical, appliances, and general repairs.
• EPA certification required; CPO certification preferred.
• Experience with preventive maintenance, apartment turns, inventory management, and electronic work order systems.
• The ability to prioritize competing needs, communicate expectations, and hold yourself and your team accountable.
• Availability to participate in an on‑call rotation and respond to after‑hours emergencies.

Responsibilities

• Lead from the front. Assign daily work, set clear expectations, train team members, and work alongside your team to deliver timely, quality service.
• Troubleshoot and complete repairs involving HVAC, plumbing, electrical systems, appliances, carpentry, and general building maintenance.
• Manage preventive maintenance schedules, inspect the property and equipment, and address recurring issues before they become bigger problems.
• Coordinate make‑ready schedules, inspect completed work, and ensure homes are ready for new residents on time.
• Monitor work orders, maintain accurate service records, manage parts and supplies, and keep tools, equipment, and maintenance areas organized.
• Coordinate vendors and control costs. Schedule outside services, verify the quality of completed work, and partner with the Property Manager on purchasing, expenses, and maintenance priorities.
• Reinforce safe work practices, address hazards, communicate professionally with residents, and participate in the on‑call rotation for after‑hours emergencies.

At RISE Florence Villa, we’re looking for a Maintenance Supervisor who brings technical skill, clear communication, and a hands‑on approach to leading the team. Someone who takes ownership of the community, helps others improve, and follows through until the work is done right.

What You’ll Be Doing
