Job summary

RISE Sereno is seeking a Maintenance Supervisor to lead the maintenance operations at the Wimauma community. You will organize day‑to‑day tasks, coach technicians, troubleshoot repairs, and keep residents informed throughout the process.

You will oversee preventive maintenance, apartment turns, and emergency repairs, setting the standard for how the community looks, feels, and functions. Strong leadership and hands-on skills are required to succeed in this role.

Qualifications

• Previous apartment maintenance experience and experience leading or supervising a maintenance team.
• Strong troubleshooting skills in HVAC, plumbing, electrical systems, appliances, and general repairs.
• Ability to organize competing priorities without losing track of unfinished work.
• Clear, respectful communication with residents, coworkers, and vendors.

Responsibilities

• Lead daily maintenance operations, prioritizing service requests, apartment turns, and preventive maintenance.
• Diagnose and repair HVAC, plumbing, electrical, appliance, and carpentry issues with the team.
• Set expectations, train team members, and ensure work is completed correctly.
• Coordinate apartment turns with the office team to ensure ready homes.
• Inspect buildings, grounds, amenities, and equipment for repairs and safety concerns.
• Coordinate vendors and contractors, check quality and completion of work.
• Manage maintenance supplies, tools, and inventory with cost awareness.
• Maintain service records and communicate updates and delays to the Property Manager.
• Follow safe work practices and ensure the team does the same.
• Participate in on-call rotation and respond to after-hours emergencies.

Maintenance Supervisor — RISE Sereno | Wimauma, FL

Compensation: $67,000–$72,000 annually

A well-maintained community doesn’t happen by accident. It takes someone who notices the small issues before they become big ones, keeps the team moving, and understands that behind every service request is someone’s home.

At RISE Sereno, we’re looking for a Maintenance Supervisor who takes ownership of the community and pride in the work. Someone who can organize the day, coach a technician, troubleshoot a difficult repair, and keep residents informed along the way.

You’ll lead the maintenance operation while staying involved in the work. From preventive maintenance and apartment turns to emergency repairs, you’ll help set the standard for how the community looks, feels, and functions.

What You’ll Be Doing

• Lead daily maintenance operations, prioritizing service requests, apartment turns, and preventive maintenance.
• Work alongside the maintenance team to diagnose and repair HVAC, plumbing, electrical, appliance, and carpentry issues.
• Set clear expectations, train team members, and follow up to make sure work is completed correctly.
• Coordinate apartment turns with the office team, so homes are ready when promised.
• Inspect buildings, grounds, amenities, and equipment to identify repairs and safety concerns.
• Coordinate vendors and contractors, checking the quality and completion of their work.
• Manage maintenance supplies, tools, and inventory with attention to costs and operational needs.
• Maintain accurate service records and communicate updates, delays, and recurring concerns to the Property Manager.
• Follow safe work practices and help ensure the team does the same.
• Participate in the on-call rotation and respond to after-hours maintenance emergencies.

What We’re Looking For

• Previous apartment maintenance experience and experience leading or supervising a maintenance team.
• Strong troubleshooting skills in HVAC, plumbing, electrical systems, appliances, and general repairs.
• EPA certification required; CPO certification preferred.
• Ability to organize competing priorities without losing track of unfinished work.
• A hands‑on leadership style with the patience to teach and the follow‑through to hold standards.
• Clear, respectful communication with residents, coworkers, and vendors.
• Attention to detail and a commitment to completing repairs properly.
• Availability to participate in an on-call rotation.
• Ability to perform the essential physical duties of the role, with or without reasonable accommodation.
