Job description

Maintenance Supervisor - RISE Bartram Park | Jacksonville

Salary: $73,000 - $75,000 annually

A Great Community Starts with Great Maintenance Leadership.

At RISE Bartram Park, we know that a well-maintained community doesn't happen by accident. It takes someone who knows the buildings, takes pride in their work, and understands that maintenance is about more than fixing what's broken. It's about creating a place residents are proud to call home.

We're looking for a Maintenance Supervisor who can lead a team, stay ahead of problems, and keep our community running smoothly. Someone who is just as comfortable troubleshooting an HVAC system as they are managing work orders, coordinating vendors, or helping a team member develop their skills.

If you're a hands-on leader who believes in doing things right the first time, we'd love to meet you.

What You'll Be Doing

As our Maintenance Supervisor, you'll oversee the day-to-day maintenance operations at RISE Bartram Park while ensuring our residents receive timely, professional service.

  • Lead, train, and support the maintenance team, setting clear expectations and holding everyone accountable for quality work.
  • Oversee daily work orders, prioritize service requests, and ensure repairs are completed accurately and efficiently.
  • Perform and supervise maintenance involving HVAC, plumbing, electrical, appliances, carpentry, and general building systems.
  • Develop and manage preventative maintenance schedules to minimize unexpected repairs and extend the life of equipment.
  • Coordinate apartment turns, ensuring homes are ready for new residents on schedule.
  • Conduct regular property inspections to identify maintenance concerns, safety hazards, and opportunities for improvement.
  • Manage maintenance inventory, order supplies, and monitor expenses while staying within budget.
  • Work with outside vendors and contractors, ensuring work is completed to RISE standards.
  • Respond to maintenance emergencies and participate in the on-call rotation as needed.
  • Partner with the Property Manager to plan maintenance priorities, manage expenses, and maintain the overall appearance and condition of the community.
  • Ensure compliance with OSHA guidelines, safety procedures, and applicable building regulations.
What We're Looking For

We're looking for someone who brings both technical knowledge and leadership experience to the table.

  • Previous experience as a Maintenance Supervisor in multifamily property management.
  • Strong working knowledge of HVAC, plumbing, electrical, appliances, and general building maintenance.
  • EPA Certification required.
  • CPO Certification required.
  • Experience supervising maintenance personnel, assigning work, and managing daily operations.
  • Ability to troubleshoot and resolve maintenance issues independently.
  • Experience managing preventative maintenance programs, apartment turns, and maintenance inventory.
  • Familiarity with property management software and electronic work order systems.
  • Strong organizational skills with the ability to balance competing priorities.
  • A resident-focused approach and the ability to communicate professionally with residents, vendors, and team members.
  • Ability to participate in an on-call rotation and respond to after-hours emergencies.
This Role Might Be a Great Fit If...
  • You take ownership of your community and don't wait for someone else to point out what needs attention.
  • You enjoy teaching others and helping your team become better technicians.
  • You understand the importance of preventative maintenance rather than constantly reacting to emergencies.
  • You know how to manage a budget without sacrificing the quality of your work.
  • You can stay calm when things get busy, prioritize effectively, and keep your team moving forward.
  • You care about the resident experience and understand that how a maintenance issue is handled matters just as much as the repair itself.
Why RISE?

At RISE, we believe great communities are built by great teams. Our maintenance professionals play an essential role in protecting our properties, supporting our residents, and keeping our communities operating at their best.

We value people who take initiative, solve problems, and take pride in what they do. As a Maintenance Supervisor at RISE Bartram Park, you'll have the opportunity to lead your team, make a meaningful impact on the community, and be part of a company that values accountability, teamwork, and doing the right thing.

Ready to Take the Lead?

If you're an experienced maintenance professional who enjoys leading a team and takes pride in maintaining a community at its best, we'd love to hear from you.
