Flaherty & Collins Properties is seeking a Maintenance Supervisor to lead the on-site maintenance team at Gravity in Columbus, OH. You will oversee daily maintenance operations, direct repairs, and ensure safe, well‑kept living spaces for residents.

The role requires EPA/HVAC certification and 3+ years in maintenance, with preferred supervisory experience. A focus on safety, on-site coordination, and strong vendor management is essential.

Qualifications

• EPA/HVAC certification is required.
• 3+ years of experience in maintenance operations, preferably in multifamily housing.
• Previous supervisory/leadership experience is desirable.
• Hands-on experience in HVAC, plumbing, electrical systems, and general repairs.

Responsibilities

• Lead and manage the property's maintenance team to ensure timely, high-quality service.
• Oversee preventative maintenance, repairs and property inspections.
• Ensure HVAC, plumbing, electrical systems operate safely and efficiently.
• Coordinate with the Property Manager to prioritize maintenance requests and projects.
• Manage vendor relationships and oversee contracted work for quality and timeliness.
• Maintain inventory of tools, supplies, and equipment.

Maintenance Supervisor

Location: Gravity - Columbus, OH

As a Maintenance Supervisor at Flaherty & Collins Properties, you’ll be the go‑to expert for all things maintenance, leading a talented team and making a tangible difference on‑site at your property daily.

What You'll Do:

• Lead and manage the property’s maintenance team to ensure timely and high‑quality service.
• Oversee all maintenance operations, including preventative maintenance, repairs, and property inspections.
• Ensure all systems (HVAC, plumbing, electrical, etc.) are operating efficiently and safely.
• Coordinate with the Property Manager to prioritize and address maintenance requests and projects.
• Manage vendor relationships and oversee contracted work to ensure quality and timeliness.
• Maintain inventory of tools, supplies, and equipment needed for maintenance tasks.
• Ensure compliance with safety standards and regulations, promoting a culture of safety among your team.
• Respond promptly to emergency maintenance situations to protect residents and property.
• Train, mentor, and develop your team to achieve their full potential.
• Ensure apartment homes are made ready for upcoming new residents.
• Perform snow and ice removal.
• Participate in an on‑call rotation to respond to after‑hours maintenance emergencies. Weekend work is required as needed.
• Physical tasks are required, along with other duties as assigned.

What Makes You a Great Fit:

• You’re certified in HVAC/EPA and other relevant fields.
• You have 3 or more years of proven experience in maintenance operations, preferably in multifamily housing. Prior experience in a supervisory or leadership role is highly desirable.
• You have hands‑on experience in maintenance, with expertise in HVAC, plumbing, electrical systems, and general repairs.
• You’re a natural leader who can inspire and guide a team to deliver their best work.
• You’re highly organized, able to juggle multiple priorities while staying focused on the big picture.
