Job summary

Flaherty & Collins Properties is seeking a Maintenance Supervisor for Orchard Ridge in Warsaw, IN. You will lead a maintenance team, manage daily operations, and ensure safe, well‑maintained living spaces. Your HVAC/EPA expertise and hands‑on skills will drive reliability across HVAC, plumbing, and electrical systems.

You will coordinate with the Property Manager, oversee vendors, train staff, and ensure on‑site readiness for new residents while handling on‑call emergencies and weekend needs.

Qualifications

  • 3+ years of proven maintenance operations experience, preferably in multifamily housing.
  • Supervisory or leadership experience is highly desirable.
  • Hands-on maintenance with HVAC, plumbing, electrical systems and general repairs.
  • HVAC/EPA certifications or related qualifications.
  • Familiarity with maintenance/property management software.

Responsibilities

  • Lead and manage the property's maintenance team to ensure timely, high‑quality service.
  • Oversee maintenance operations including preventative maintenance and inspections.
  • Ensure HVAC, plumbing, electrical systems operate safely and efficiently.
  • Coordinate with the Property Manager to prioritize requests and projects.
  • Manage vendor relationships and oversee contracted work for quality and timeliness.
  • Maintain inventory of tools, supplies, and equipment needed for tasks.
  • Promote safety standards and foster a culture of safety among the team.
  • Respond to emergency maintenance situations to protect residents and property.
  • Train, mentor, and develop the maintenance team for growth.
  • Prepare apartments for upcoming new residents; snow removal as needed.
  • Participate in on-call rotation; weekend work as required.

Maintenance Supervisor

As a Maintenance Supervisor at Flaherty & Collins Properties, you'll be the go-to expert for all things maintenance, leading a talented team and making a tangible difference on-site at your property daily.

What You'll Do:

Lead and manage the property's maintenance team to ensure timely and high-quality service.

Oversee all maintenance operations, including preventative maintenance, repairs, and property inspections.

Ensure all systems (HVAC, plumbing, electrical, etc.) are operating efficiently and safely.

Coordinate with the Property Manager to prioritize and address maintenance requests and projects.

Manage vendor relationships and oversee contracted work to ensure quality and timeliness.

Maintain inventory of tools, supplies, and equipment needed for maintenance tasks.

Ensure compliance with safety standards and regulations, promoting a culture of safety among your team.

Respond promptly to emergency maintenance situations to protect residents and property.

Train, mentor, and develop your team to achieve their full potential.

Ensureapartment homes are made ready for upcoming new residents.

Performsnow and ice removal.

Participatein an on-call rotation to respond to after-hoursmaintenance emergencies. Weekend work isrequiredas needed.

Physical tasks are required, along with other duties as assigned.

What Makes You a Great Fit:

You're certified in HVAC/EPA andother relevant fields.

You have 3 or more years of proven experience in maintenance operations, preferably in multifamily housing. Prior experience in a supervisory or leadership role is highly desirable.

You have hands‑on experience in maintenance, with expertise in HVAC, plumbing, electrical systems, and general repairs.

You're a natural leader who can inspire and guide a team to deliver their best work.

You're highly organized, able to juggle multiple priorities while staying focused on the big picture.

You're a problem-solver who thrives on finding practical solutions to challenges.

You take pride in delivering excellent service and creating spaces residents are proud to call home.

You're familiar with maintenance/property management software and comfortable using technology to streamline processes.

You're flexible and ready to respond to after-hours or weekend emergencies as needed.
