Job summary

Drucker + Falk, LLC in Raleigh, NC seeks a Service Manager/Maintenance Superintendent to oversee the physical upkeep of our community and supervise maintenance staff. You will maintain and operate mechanical equipment under the direction of the Property Manager.

Responsibilities include scheduling, safety trainings, emergency on-call coverage, preventive maintenance, and ensuring timely work order completion.

Qualifications

• High school diploma or GED or equivalent experience.
• CFC Certification.
• HVAC Certification.
• Plumbing skills.
• Carpentry skills.
• Electrical skills.
• Knowledge of OSHA regulations and SDS standards.

Responsibilities

• Train and supervise maintenance staff.
• Hire and terminate employees as directed.
• Counsel and document staff performance.
• Schedule and assign routine maintenance tasks.
• Maintain 24-hour on-call emergency maintenance coverage.
• Ensure safety training and compliance.
• Conduct monthly safety meetings and document topics.
• Inspect buildings and grounds for preventive maintenance and safety hazards.
• Maintain inventory, manuals, warranties, and parts records.
• Complete and return monthly Preventative Maintenance sheets.
• Monitor O&M programs (Asbestos, Lead Based Paint, Mold & Fungi).
• Maintain records for O&M compliance.
