Job summary

LyvWell is seeking a Facilities Maintenance Supervisor to lead a multi-disciplinary team across mechanical maintenance, grounds, custodial, housekeeping, and food court operations. You will ensure safe, compliant, and efficient service at the property and oversee vendor interactions.

Qualifications

• 5-7 years of experience in office building, shopping center, or multi-unit residential maintenance.
• Required skills include Onesite, Microsoft Office, fair housing laws, leadership/supervisory skills, and prioritization in a fast-moving environment.
• Preferred skills include landlord/tenant knowledge.
• Must be able to communicate clearly and effectively in English, both verbally and in writing; multilingual skills are a plus.

Responsibilities

• Supervises the maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and/or food court employees; hires, trains, schedules, disciplines, reviews work and conducts performance appraisals.
• Oversees day-to-day maintenance and related functions within budget constraints; ensures prompt and efficient servicing of equipment and facilities.
• Troubleshoots complex maintenance problems and develops creative solutions; performs complex maintenance duties as needed.
• Interfaces with contractors and vendors; prepares specifications and secures bids; evaluates products and procedures; negotiates with vendors; ensures quality, billing accuracy and policy adherence.
• Interfaces with tenants/residents regarding maintenance and housekeeping needs.
• Establishes schedules for repairs and preventive maintenance and ensures adherence.
• Prepares and recommends the annual maintenance budget and manages operations within approved budget.
• All other duties as assigned.
