Job summary

LyvWell Apartments in San Diego seeks a Maintenance Supervisor to lead the mechanical maintenance, grounds keeping, interior and exterior upkeep, custodial, housekeeping, and food court activities at a mixed-use property.

You will hire and train staff, supervise day-to-day operations, troubleshoot complex issues, manage vendor bids, interface with tenants, and help prepare the annual maintenance budget while ensuring work is within budget.

Qualifications

• 5–7 years of maintenance experience in office buildings, shopping centers, or multi-unit residential properties.
• Must communicate clearly in English, both verbally and in writing.

Responsibilities

• Supervises maintenance, grounds keeping, custodial, housekeeping and food court staff; hires, trains, schedules, disciplines; conducts performance appraisals.
• Oversees day-to-day maintenance activities to ensure prompt, cost-efficient operations within budget.

Job Description

Position Summary

Supervises and leads a team to manage the mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court activities at mixed use and/or multifamily residential property(s).

Essential Job Functions

• Supervises the mechanical maintenance grounds keeping, interior and exterior maintenance, custodial, housekeeping and/or food court employees. Hires, trains, schedules, disciplines employees. Oversees and reviews their work. Performs performance appraisals and recommends pay changes. (20%)
• 2. Oversees the day-to-day mechanical maintenance, grounds keeping, interior and exterior maintenance, custodial, housekeeping and food court functions to ensure the prompt and efficient maintenance, repair and servicing of equipment and facilities within budget constraints. (20%)
• 3. Troubleshoots complex maintenance problems and develops creative solutions. Performs complex maintenance duties as necessary. (10%)
• 4. Interfaces with contractors and vendors. Creates written specifications and secures bids for services in accordance with established bid process. Researches and evaluates new housekeeping and maintenance products and procedures. Solicits bids, negotiates with vendors for goods and services. Holds vendors accountable for quality of work, billing accuracy and adherence to property policies and procedures for all projects. (10%)
• 5. Interfaces with tenants and/or residents regarding their maintenance and housekeeping needs.(20%)
• 6. Establishes schedules for repairs and preventive maintenance and ensure they are adhered to.(5%)
• 7. Prepares and makes recommendations for the annual maintenance budget. Implements approved budget on a day-to-day basis and is accountable for operating the property within the budget guidelines.(10%)
• 8. All other duties as assigned.

Education

This position requires a(n) High school diploma / GED in general studies.

Additional degree(s) that are preferred for this position include:

Undergraduate (Bachelor) Degree in Engineering or related discipline

Work Experience

• 5 - 7 Years of experience in office building, shopping center, or multi-unit residential maintenance function required
• Required skills: Onesite, Microsoft Office, fair housing laws,leadership/supervisoryskills, prioritization in a fast-moving environment
• Preferred skills: landlord/tenant knowledge
• Computer and smart phone literacy required. Must be able to communicate clearly and effectively in English, both verbally and in writing, for all work-related responsibilities. Multilingual skills are a plus.

• Valid driver’s license - Required
• Certified Apartment Maintenance Tech -Preferred

Compensation

Commensurate with Experience

$90,000 - 125,895 annually
