Job summary

Cortland is seeking a Service Manager to lead a multifamily maintenance team, ensure safety and quality service, and preserve asset value across a multimillion-dollar community.

You will oversee maintenance operations, guide preventative programs, manage staffing, and protect resident satisfaction while maintaining budgets and vendor coordination. Strong leadership and technical expertise are essential for success in this role.

Qualifications

• 3-5+ years in maintenance, including carpentry, plumbing, electrical, and HVAC; multifamily experience preferred.
• High school diploma or equivalent; technical training preferred.
• Leadership to train and manage a maintenance team.
• EPA and CPO certifications are required.
• Valid Class E driver’s license.
• Knowledge of EPA, OSHA, ADA, and Fair Housing regulations.
• Ability to read and interpret maintenance instructions and manuals.
• Strong customer-service and communication skills.
• Ability to work evenings, weekends, and on-call rotations.
• Physical ability to perform maintenance tasks including lifting, climbing, and outdoor/indoor work.

Responsibilities

• Diagnose and resolve complex maintenance issues across electrical, plumbing, HVAC, appliances, structural, lighting, and security systems.
• Guide preventative maintenance programs and manage workflow and staffing.
• Oversee safety, service quality, and resident satisfaction while preserving asset value.
• Lead and mentor a team of technicians; assign tasks and inspect work.
• Coordinate on-call rotations, emergency support, and vendor relationships.
• Maintain maintenance records, scheduling, inventory, and budget control.
