Job summary

At Cortland, a leading multifamily real estate company, we are seeking a Service Manager to lead the maintenance team at a multimillion-dollar community in Atlanta. You will oversee all maintenance operations, drive preventative maintenance, and ensure timely, high-quality service to sustain resident satisfaction and asset value.

You will guide technicians, manage on-call rotations, control the budget, and coordinate with vendors.

Qualifications

• 3-5+ years of maintenance experience across carpentry, plumbing, electrical, and HVAC; multifamily experience preferred.
• High school diploma or equivalent; technical training or college coursework preferred.
• Leadership skills to train and manage a maintenance team.
• EPA and CPO certifications required.
• Valid Class E driver's license.
• Knowledge of EPA, OSHA, ADA, and Fair Housing laws.
• Ability to read and interpret maintenance manuals and equipment documentation.
• Strong customer service and communication skills.
• Ability to work evenings, weekends, and on-call rotations.
• Physical ability to perform maintenance tasks including lifting, climbing.

Responsibilities

• Diagnose and resolve complex maintenance issues across electrical, plumbing, HVAC, appliances, structural, lighting, and security systems.
• Oversee maintenance operations to ensure resident satisfaction and asset preservation.
• Guide preventative maintenance programs and manage workflow and staffing.
• Coordinate with outside vendors and manage service requests and budgets.
• Maintain maintenance records and inventories.
• Lead the maintenance team with safety-focused leadership and hands-on support as needed.
• Manage on-call rotation and respond to emergencies.
