Job summary

Village Green in San Antonio, TX is seeking a Maintenance Service Manager to oversee the maintenance department of our apartment community. You will supervise daily activities, delegate work orders, and ensure timely completion while maintaining high standards of appearance and safety.

Qualifications

• 2 years experience supervising maintenance/engineering teams.
• Excellent customer service and computer skills.
• Ability to lead, mentor, and train a team.
• Extensive knowledge of plumbing, boilers, HVAC, and related equipment; EPA certification.
• Proven track record with preventative maintenance and capital projects.

Responsibilities

• Daily supervision of Maintenance staff, delegating work orders and projects.
• Inspect and oversee completion of work orders and quality standards.
• Handle HVAC, boiler, plumbing, electrical, appliances, and service requests.
• Mentor and train maintenance staff; participate in interviews for new hires.
• Provide monthly energy management recommendations for the building.
• Identify capital improvements and obtain estimates/bids.
• Assist in budgeting for maintenance expenses.

Job Description

• Daily supervision of Maintenance staff members including delegation of work orders, special projects and time management techniques
• Inspection and oversight of existing and completed work orders
• HVAC, Boiler, plumbing, electrical, appliance and all other service requests
• Mentoring and training new and existing maintenance staff members
• Involvement with interviewing and selection of new maintenance team members
• Provides written monthly energy management recommendations for the building
• Identifies capital improvements and obtain required estimates/bids
• Assists in budget preparation for maintenance expenses

Qualifications

• Experience in a hotel, apartment, hospital maintenance/engineering with 2 years supervisory experience leading a team.
• Excellent customer service and computer skills.
• Ability to create a team, mentor and train a team.
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers, and H.V.A.C. or EPA Universal Certification.
• Proven track record managing a preventative maintenance program and experience with capital projects.
