Job summary

Village Green in Morrisville, NC is seeking a Maintenance Service Manager to oversee the maintenance department and ensure the property's upkeep, safety, and comfort for residents.

You will supervise maintenance staff, supervise work orders, coordinate HVAC, boiler, plumbing and electrical service, mentor teammates, assist in budgeting and energy management, and drive capital improvement projects to keep the community running smoothly.

Qualifications

• Experience in hotel, apartment, hospital maintenance with supervisory duties.
• Strong HVAC and plumbing knowledge with EPA certification preferred.
• Proven ability to mentor and lead a maintenance team.

Responsibilities

• Daily supervision of Maintenance staff including delegation of work orders.
• Inspect and oversee existing and completed work orders.
• Handle HVAC, boiler, plumbing, electrical and all service requests.
• Mentor and train maintenance staff and assist in interviewing new hires.
• Provide energy management recommendations and budgeting support.
• Identify capital improvements and obtain estimates/bids.
• Assist in maintenance expense budgeting.

As the Maintenance ServiceManager, you will be responsible for maintaining the overall operation of the maintenance department and the appearance and working order of the apartment community.

Pay: $28.69 an hour plus a quarterly bonus!

Job Description

• Daily supervision of Maintenance staff members including delegation of work orders, special projects and time management techniques
• Inspection and oversight of existing and completed work orders
• HVAC, Boiler, plumbing, electrical, appliance and all other service requests
• Mentoring and training new and existing maintenance staff members
• Involvement with interviewing and selection of new maintenance team members
• Provides written monthly energy management recommendations for the building
• Identifies capital improvements and obtain required estimates/bids
• Assists in budget preparation for maintenance expenses

Qualifications

• Experience in a hotel, apartment, hospital maintenance/engineering with 2 years supervisory experience leading a team.
• Experience with gas furnaces and gas appliances is required.
• Excellent customer service and computer skills.
• Ability to create a team, mentor and train a team
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers and H.V.A.C. H.V.A.C. or EPA Universal Certification a must.
• Proven track record managing a preventative maintenance program and experience with capital projects.
