Job summary

Village Green is seeking a Maintenance Service Manager to oversee the maintenance department and ensure the apartment community remains well-maintained and attractive for residents. The role focuses on supervising staff, delegating work orders, and ensuring timely completion of service requests.

The ideal candidate will have extensive plumbing, HVAC, boiler and electrical expertise, strong customer service, and supervisory experience.

Qualifications

• HVAC, plumbing, electrical, appliance and all other service requests are handled by the maintenance team.
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers and HVAC; EPA Universal Certification required.
• Proven track record managing a preventative maintenance program and experience with capital projects.

Responsibilities

• Daily supervision of Maintenance staff including delegation of work orders and time management.
• Inspect and oversee existing and completed work orders.
• Handle HVAC, boiler, plumbing, electrical, appliances and other service requests.
• Mentor and train maintenance staff; participate in interviewing and selection of new team members.
• Provide monthly energy management recommendations for the building.
• Identify capital improvements and obtain estimates/bids.
• Assist in budget preparation for maintenance expenses.

As the Maintenance ServiceManager, you will be responsible for maintaining the overall operation of the maintenance department and the appearance and working order of the apartment community.

Pay: Up to $33/hr plus a quarterly bonus

Job Description

• Daily supervision of Maintenance staff members including delegation of work orders, special projects and time management techniques
• Inspection and oversight of existing and completed work orders
• HVAC, Boiler, plumbing, electrical, appliance and all other service requests
• Mentoring and training new and existing maintenance staff members
• Involvement with interviewing and selection of new maintenance team members
• Provides written monthly energy management recommendations for the building
• Identifies capital improvements and obtain required estimates/bids
• Assists in budget preparation for maintenance expenses

Qualifications

• 3-5 years experience in a hotel, apartment, hospital maintenance/engineering with 2 years supervisory experience leading a team.
• Excellent customer service and computer skills.
• Ability to create a team, mentor and train a team
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers and H.V.A.C. H.V.A.C. or EPA Universal Certification a must.
• Proven track record managing a preventative maintenance program and experience with capital projects.
