Job Description

Position Summary

Supervises, coordinates, and performs activities involved in the general maintenance of a multi-unit residential property of higher complexity. This includes repairing and maintaining machinery and mechanical equipment, general to advanced mechanical maintenance, interior maintenance, plumbing, carpentry, and housekeeping.

Essential Job Functions

1. Supervises and coordinates efforts of the maintenance staff, recommends new hires, disciplines, and contributes to performance appraisals. Responsible for training, coaching, and communication.
2. Performs or assigns repairs and maintenance of mechanical equipment, including HVAC systems. Diagnoses issues, disassembles units, cleans, lubricates, repairs, and replaces parts.
3. Performs or assigns carpentry duties such as installing doors, repairing doorjambs, moldings, hinges, locks, and painting.
4. Performs or assigns electrical tasks including testing lighting, wiring, replacing switches, lamps, and ballasts.
5. Performs or assigns plumbing duties such as unclogging sinks and toilets, repairing faucets, pipes, and fountains.
6. Interfaces with contractors and vendors, creates specifications, secures bids, and negotiates for services.

Education

High School diploma / GED required.

Work Experience

3-4 years in commercial or multi-unit property maintenance required. 5-7 years can offset educational requirements.

Licenses & Certifications

Preferred: HVAC, valid driver’s license, electrical, appliance certifications.

Compensation

Salary ranges from $70,300 to $98,490 annually, commensurate with experience.
