Job summary

Towne Properties is seeking a Maintenance Manager in Indianapolis to lead a maintenance team across residential properties. You will perform preventive maintenance, inspections, and repairs on HVAC, plumbing, electrical systems and more to keep the community safe and appealing.

The role requires HVAC experience with EPA certification, strong communication, and prior supervisory ability. On-site duties include turnover readiness, safety checks, and budget support.

Qualifications

• HVAC experience and EPA Certification required.
• First-hand maintenance experience in a residential or multi-family setting.
• Ability to install and repair major systems such as water heaters, toilets, and HVAC units.
• Strong computer and work order tracking skills for communication.

Responsibilities

• Perform preventative maintenance on HVAC, plumbing, electrical components, pools, grounds, appliances, locks, carpentry, glazing, roofing, concrete, and signage.
• Conduct regular inspections to assess service needs and determine maintenance extent.
• Manage inventory and order supplies as needed.
• Complete work orders from residents and keep the community clean and presentable.
• Ensure turnover units meet maintenance standards.
• Repair and maintain HVAC equipment for proper operation.
• Assist in budgeting and supervise a team to deliver high-quality services.
