Job summary

Flaherty & Collins Properties in Batesville, IN is seeking a Maintenance Technician to perform routine maintenance and repairs across residential properties. The role includes HVAC, plumbing, electrical work and responding to resident requests to keep units move-in ready.

You'll work with the Maintenance Supervisor and Property Manager to prioritize tasks, participate in on-call rotations, and assist with turnovers.

Qualifications

• High school diploma or equivalent.
• Hands-on maintenance experience in HVAC, plumbing, electrical.
• Willingness to learn and grow.
• Team player with good communication.

Responsibilities

• Perform routine and preventative maintenance tasks, ensuring all property systems and equipment are in good working condition.
• Troubleshoot and repair HVAC, plumbing, electrical, and other systems as needed.
• Address and resolve resident maintenance requests promptly and professionally.
• Conduct property inspections to identify maintenance needs and address them proactively.
• Collaborate with the Maintenance Supervisor and Property Manager to prioritize and complete work orders efficiently.
• Ensure safety standards and regulatory compliance for the property.

What You'll Do:

• Perform routine and preventative maintenance tasks, ensuring all property systems and equipment are in excellent working condition.
• Troubleshoot and repair HVAC, plumbing, electrical, and other systems as needed.
• Address and resolve resident maintenance requests promptly and professionally.
• Conduct property inspections to identify and address maintenance needs proactively.
• Collaborate with the Maintenance Supervisor and Property Manager to prioritize and complete work orders efficiently.
• Ensure the property meets safety standards and complies with applicable regulations.
• Maintain an organized inventory of tools, equipment, and supplies.
• Assist with apartment turnovers, ensuring units are move-in ready for new residents.
• Respond to emergency maintenance issues, including after-hours calls when necessary.
• Perform snow and ice removal.
• Participate in an on-call rotation to respond to after-hours maintenance emergencies. Weekend work is required as needed.
• Physical tasks are required, along with other duties as assigned.
